It Starts With The Deltec Structural Shell

Deltec homes are precision manufactured in our state-of-the-art facility, enabling us to focus on details and ensuring a perfect fit once it’s on the job site. We provide the components of the home’s critical structural shell, including:
  • 2”x6”, 8’ or 9’ tall (depending on the model), wood-framed, OPEN STUD WALL PANELS (number dependent on the model size).
  • Clear Span RADIAL ROOF TRUSS SYSTEM with central ring and collar connection, allowing for a vaulted ceiling and spacious interiors.
  • ROOF SHEATHING precut to the geometry of the home as well as roof underlayment.
  • WebTec RADIAL FLOOR TRUSS SYSTEM and pre-cut sheathing, required for crawl space, basement, and piling/pier foundations.
  • Factory-installed HIGH-PERFORMANCE WINDOWS.
  • LP SmartSide WOOD COMPOSITE LAP SIDING, factory-installed on 360° Signature homes, with installation requirements varying for Elements and Design Studio.

What’s Not Included

The structural shell is the most important part of your home to get right, and our system makes it possible to build a uniquely strong and energy efficient round home anywhere in the world.

The following aspects are most effectively done on site by you or your builder and are not provided by Deltec: land, site work, permitting, foundation, roof shingles, interior wall framing, cavity insulation, HVAC, electrical components, plumbing components, finish drywall, flooring, and fixtures such as cabinets, countertops, lighting, appliances, and other interior finish materials.

How much does a Deltec Home Cost?

Because every homeowner and every building site is different, there can be a wide range in estimated total construction costs for a home. Here are important things to note at the beginning to help you on your Deltec journey.
  • Our homes are premium quality and built to last for generations, making the up-front investment somewhat higher than conventional construction. When you factor in the exceptional durability and energy efficiency, however, the total cost of ownership is less over time, especially when compared to purchasing a pre-existing home.
  • Construction costs vary across the US and around the world. While we can help you get a general idea of cost, it will be helpful to consult with a builder in your area for more specifics.

The total price of the Deltec structural shell is generally 20–35% of your cost to build, excluding land. The remaining costs are determined largely by your local builder and include site preparation, foundation, roofing, mechanical and electrical systems, insulation, drywall, and your choices of finishes and fixtures. These prices reflect Deltec’s structural shell and selected options, rather than the total cost of a completed home.

The total cost to build a Deltec, excluding land, is usually about $250–$600 per square foot. We understand that this is a large range, but the total is extremely dependent upon your location, your builder, your site conditions, and the level of finishes that you choose. Additionally, some of our homeowners enjoy being a part of the building process and lower their costs by being a DIYer.

2. Southeastern U.S.- Deltec Assembles Your Structural Shell

For homeowners building within our Southeastern U.S. shell assembly service area, Deltec’s experienced crew can assemble your structural shell on your prepared foundation. Your local builder then completes the remaining construction.

3. Anywhere else in the world: Your Local Builder Assembles and Finishes Your Home

Deltec shell components are manufactured and delivered to your site and assembled and finished by you or your builder. Deltecs have been built in over 30 countries to date, and we provide detailed instructions and support for your team to assemble the structural shell.
