Deltec Price Explanations

All of our homes show two different prices: the shell price, which is the price that you pay to Deltec for the structural shell kit that we provide (what’s in the structural shell? Learn more here), and an estimated total cost to build, which is a rough estimate of the “starting at” total construction cost for the home, minus land. Here is more information about how we arrive at these numbers for each collection:

360° Signature Collection

Shell Price: The pricing and options section of each 360° Signature model page allows you to configure your 360° Signature shell package. Before you select any options, the base price shown assumes a slab foundation and includes the features built in to every 360° Signature Home: Deltec’s Energy Wall, self-supporting roof system, factory-installed windows and factory-installed wood composite siding. This pricing also includes a set of bid-ready construction drawings, including details for how to make your home Net Zero Ready if desired. This pricing does not include taxes (as this will vary depending on which state you are in), shipping costs (will also vary depending on your location), or shell assembly by Deltec. Please reach out to us directly and we can provide an estimate for these items.

You can select the different options, such as floor system if you are building on a crawlspace or piling foundation, a wood ceiling, FrameGuard treatment, a covered porch kit, or one of our high-wind package upgrades if needed, and see how these options change both the base shell price and the total estimated cost to build.

Estimated Total Cost to Build: Since our shell represents a portion of the total cost of the finished home, we also show an estimated total cost to build your 360° Signature home. This cost estimate is based on national average construction costs, and includes the cost of our shell, plus an estimated cost for the foundation, assembly of our shell, and the labor and materials to finish out the home assuming you hire a general contractor, and use basic finishes and fixtures like appliances, flooring, bathroom and kitchen fixtures, etc. that can vary widely from project to project. It assumes a $35K allowance for site preparation (and please note, site work costs can be highly variable depending on your exact lot location) but does not include the cost of land or landscaping. If you do not select a floor system, this estimate assumes a slab foundation. If you do select a floor system, this estimate will update and reflect the higher cost of a crawlspace or piling foundation. As you select different options, this estimated total cost updates to reflect the cost of these options plus an estimate of any associated change in site finish costs, for example, the additional labor costs to install the covered porch when the covered porch upgrade is selected.

This estimated total cost to build is rough estimate at this stage and should be looked at as an estimated minimum total cost. Your actual cost to build will vary based on your build location, the builder you choose, the complexity of your site, and the level of fixtures and finishes that you choose. Construction costs can vary substantially across the US, and this estimate uses national averages. 360° Design Studio

Shell Pricing: The example shell pricing for each 360° Design Studio featured home is shown as a range because you have so much flexibility in the overall design and shell options (as compared to the 360° Signature Collection). The lower end of the range assumes your home has a slab foundation, while the higher end of the range will accommodate crawlspace, basement or piling foundations. The lower-end of the range includes the Deltec wall panel system, our self-supporting round roof system, factory-installed Marvin Elevate windows of standard sizes, and factory-installed wood-composite siding. The higher end of the range will accommodate additional options such as metal roofs, high-wind packages, porches, wood ceilings, and more. On both ends of the range, shell pricing does not include taxes, delivery, or shell assembly by Deltec, as these can vary widely by location. Estimated Total Cost to Build: The estimated total cost to build for each 360° Design Studio featured home is based on national average pricing. The lower end of the range is for a home built for a slab foundation with basic fixtures and finishes. The higher end of the range includes more complex foundations and premium or custom fixtures, finishes and appliances. This estimate includes a $35K allowance for site preparation (and please note, site work costs can be highly variable), but does not include the cost of land or landscaping. Estimated energy savings: Estimated yearly energy savings are based on this Deltec home compared to an existing home of the same size built in 1990, using the national average energy costs, and assuming an average US climate. Exact energy savings will vary based on site-specific variables. These estimates do not include on-site renewable energy generation; adding those options would mean even more energy savings.
